Serafimovski: Housing Prices Are Rising, but the Reality Is Different

 Andrea Serafimovski, President of the Association of Construction, Building Materials, and Non-metal Industries, appeared on the morning program of TV Telma to discuss the current trends in the real estate market.

According to data from the National Bank, the housing price index for the first quarter of 2025 shows a 7.2% increase compared to the same period last year. The annual rate of change for Q1 compared to Q1 of 2024 stands at a striking 19.4%. For comparison, during the entire year of 2024, prices rose by 8.7% compared to 2023, while in 2023 they rose by 12.2% compared to 2022 — figures that refer exclusively to Skopje and are based on published listings, not actual sales. The last major spike was recorded at the end of 2021 and the beginning of 2022.

Serafimovski emphasized that the Association regularly monitors and analyzes the prices of building materials, which serve as the basis for assessing trends in the price per square meter. However, according to him, there is a discrepancy between statistics and the reality on the ground — sellers often list the highest possible price in order to test buyer interest and purchasing power.
